A three-storey mixed use building with a distinctive aesthetic
38 Glenda Drive is a three-storey mixed use development on what was one of the last undeveloped sites in Frankton. The 848 square metre building has workshop and showroom spaces on the ground floor, three separate office spaces on the first floor, and an apartment on the top floor, making up a total of seven separate tenancies.
The structure of the distinctive building consists of precast concrete panels with three different finishes and structural steel. The concrete panels are locked together with intricate in-situ concrete work, including cantilevered slabs and stitch infill wall pours. The façade of the building is finished off with bespoke Corten steel brise soleil sun shading fins and sleek aluminium cladding panels.
Inside, the ground and first floor units all have their own bathroom and kitchenette. The top floor apartment features five bedrooms, three bathrooms, laundry, kitchen, living/dining room, and a large tiled outdoor space.
The project started without a finalised price as the design was still being completed. We worked with the client during construction to offer value engineering solutions to keep the costs down while still maintaining the aesthetic they were aiming for.
